1163 West Peachtree St & 14th St at One Atlantic Center:  I have read an abundance of smack-talk in comments and forums about Novare’s new construction apartment towers. Ok, they are rebuilding the same building over and over, Midtown and Buckhead, including in other cities (which does get me)!  But the clean design of exposed concrete and tinted glass curtain wall is good looking and honest. Every building doesn’t need to scream,”hey, look at me!”  This way, the great buildings can really stand out.

By the look at this design of this 31 story tower and it’s adjacent 8 story retail / parking structure, I believe they are getting better. Of course, that could be because iconic architect Phillip Johnson had the forsight to place deed restrictions on all corners of 14th & West Peachtree that buildings would have to relate in design to the 820′ tall original IBM Tower at One Atlantic Center. I hope they use the same stone materials at least all over the base of the new buildings, as the renderings appear. There will be 10,000 sf of retail at street level below both buildings along 14th St, West Peachtree St and 13th St.  And the top of the building looks to relate to the design of One Atlantic Center, but you’re right, Curbed Atlanta, it does look too much like The Atlantic in Atlantic Station. Perhaps Smallwood, Reynolds, Stewart, Stewart will update the roof crown with something new before construction.

Nearby, at 11th St and Peachtree Walk,

Post Properties has proposed Post Millineum, a 23 story tower which would sit behind the Federal Reserve Bank of Atlanta. This project had been shelved in 2008.

At 782 Peachtree St, at 5th St, a 10 story midrise will be built with nearly 300 apartments, but with only 5000 sf of retail, which has made it difficult to get Midtown’s approval.

Post Properties has revived their proposal for Post Centennial Park, a residential apartment tower with about 400 units near Ivan Allen Plaza.

Also, InterContinental Hotels Group’s (IHG) Hotel Indigo brand, will open its third Atlanta location in fall 2015 using 8 floors of the 230 Peachtree Center office building. IHG opened its first hotel in Atlanta 10 years ago, and now has 55 hotels across 11 countries.  Hotel Indigo Downtown Atlanta will be about 2 blocks from the new Atlanta Streetcar, opening later this year. The streetcar will connect Peachtree Center with Centennial Olympic Park, Woodruff Park, Martin Luther King National Park, trendy Old 4th Ward neighborhood, and Sweet Auburn historic district.

A third project is east of Peachtree Center, at 250 Piedmont, which is being planned for conversion to 300 residential apartment units by Pace Properties. The new apartments will be only 4 blocks from the new Atlanta Streetcar.

These are three great projects which will bring more people downtown, 24 hrs a day. Lets hope this is a continuing trend,

Downtown Atlanta needs to continue expanding its residential options. The Atlanta Streetcar is doing its part to make that happen.
